Check-in time is from 3pm to 7pm. If you will arrive after this time, please notify us in advance and we will be more than happy to provide you with the information essential for your after-hours self-check-in.
Check-out is before 12:00pm. Alternate check out times can sometimes be accommodated if pre-arrangements are made. Please check with us.

Reservations can be made year-round online 24/7 or via telephone or text from 12pm to 7pm ET daily.
Method of Payment
Payment may be made by cash, personal check, Master Card, Visa, Discover or American Express.
Deposit and Refund
100% deposit is required for one-night stays. A 50% deposit is required for two nights or longer stays. Deposits will be refunded only if notice is received no less than 21 days prior to the intended date of arrival. A refund service charge of $35.00 per room will be deducted from the deposit. Guests who check out before the last day of the reservation will be required to pay for the days reserved in full. We realize that situations may arise necessitating cancellation within the 21 day limit, and we do sympathize, however we must maintain our business policy. A partial refund may be possible only if we are able to re-book the room(s). We must have a deposit on all rooms in order to guarantee the reservation. Reservations are normally made with a valid credit card. If desired, personal checks may be used for your deposit. Checks must be received within seven days of making your reservation and must be secured with a credit card until receipt.
Please note that reservations canceled, or stays reduced, 14 days or less prior to confirmed arrival date during holidays or special events and Premium Seasonal Events which include Keeneland Race Meets (April & October), the Rolex Three-Day Events (April), the Kentucky Derby (1st Weekend in May) will be responsible for the entire reserved stay. This is also true for "no-shows".
A two-night reservation is required during Holidays and Premium Seasonal Events. Sometimes a single night stay is available. Please email, text or call us for details.
Rates & Policies
Rates and policies may be subject to change without notice. A 10% Kentucky combined state and local lodging tax is not included in the room rates.
Room prices are based on single or double occupancy. All of our guest rooms can accommodate a couple very comfortably and Room 3 can accommodate a third person twelve (12) years or older. There is a $50 fee per night per additional person.
For the comfort of all our guests, smoking is not permitted in the Inn, on the porch, or on the patio. If a guest smokes in the Inn we will charge them a special cleaning fee of $300.
We reserve the right to ask the guest to stop smoking, and if he or she refuses they will be asked to leave the Inn immediately, without refunding any outstanding un-used nights. Smoking is permitted on the rear lawn only.
We love animals, but unfortunately are unable to accommodate your pets at this time. Should you wish information on local boarding kennels, please let us know.
Guests expect a relaxing atmosphere so therefore we are unable to accommodate children under the age of 12 years. (Exception – when entire Inn is rented for a private function).
Groups & Celebrations
Whole Inn booking is available for groups and special events such as weddings, elopements, wedding brunches or luncheons, bridal showers or rehearsals, slumber parties, girlfriend getaways, graduation brunches or luncheons, family reunions, cocktail parties, holiday get-togethers, etc. Please inquire about rates. Additional charges or event contract may apply.
As a small Inn we require your committment to your reservation. Reservations are excepted with the understanding you will be financially responsible for the entire period reserved. We cannot be responsible for illness, family emergencies, work conflicts or inclement weather. We will work with you the best we are able, but we recommend purchasing trip cancellation insurance, available at a nominal cost from any travel agency or online at insuremytrip.com

Charred Oaks Inn B&B is privately owned, and we reserve the right to refuse service to anyone. We will not be responsible for accidents or injury to guests, or for loss of money, jewelry, valuables or any item belonging to a guest. If a guest causes damage to Inn property, it is their responsibility to replace or repair the damaged item(s). Should the damage be discovered after a guest has left, it is our policy to discuss the matter with the guest and agree on a reparation sum to be charged to their credit card.
